Southbay is a massive residential development in Batu Maung. Developed by Enrich Property Development, Southbay comprises Residence @ Southbay, Legenda @ Southbay and Southbay City.

Residence @ Southbay is a low-density gated residential development. It comprises three-storey homes set in spacious grounds. There is a total of 288 units, each with a built-up area of over 3,000 sq ft. The units come in two different types. Type A plots measure 24 ft x 75 ft while type B plots measure 22 ft x 75 ft.
Legenda @ Southbay are three- and four-storey bungalows. Southbay City comprises highrise condominium blocks and a shopping mall. The properties will be developed on freehold tenure. Both of these are in the planning stage.
Location
Southbay is 17.2 km from Magazine Circus. It is more suitable for those working on the southern part of the island, particularly the Bayan Lepas Free Industrial Zone.Public Transport
Rapid Penang Bus 302 and 305 pass along Jalan Permatang Damar Laut.Amenities
Nearest schools include Sekolah Menengah Kebangsaan Batu Maung, Sekolah Kebangsaan Batu Maung and Sekolah Kebangsaan Permatang Damar Laut. The nearest national-type Chinese school is Sekolah Jenis Kebangsaan (Cina) Wen Khai along Jalan Baru Batu Maung. The nearest market is along Jalan Baru Batu Maung. The nearest petrol station is the Shell in Bayan Lepas. The nearest hospital is Pantai Mutiara Hospital in Bayan Baru, and the nearest shopping mall is Queensbay Mall.Traffic Assessment
Traffic along Jalan Permatang Damar Laut is moderate to heavy, on account to it being a two-lane road. Access to Sunway Tunas Jaya is either through the Tun Dr Lim Chong Eu Expressway, Jalan Permatang Damar Laut from Bayan Lepas, or Bund Road from Sungai Kluang. All the roads are congested during rush hour due to the proximity of the Bayan Lepas Free Industrial Zone.
