Shineville Park Condominium (map) is an upscale condominium project under plan along Lebuhraya Thean Teik, Farlim. The project comprises a 40-storey skyscraper block with 299 condominium units. Each unit will have a built-up area of 1,650 sq ft upwards. Each unit is priced at upwards of RM438,000. Purchasers are given the option to buy a second parking lot subject to availability.
Shineville Park Condominium will be sites on a hill slope near the United Hokkien Cemetery of Batu Lanchang. In addition to the skyscraper block, there will also be 91 units of 3-storey terrace houses, called Shineville Villas, as part of the development. Shineville Villas will have a land area of 1,367-2,111 sq ft and a built up area of 2,854-3,000 sq ft, and will be priced upwards of RM890,000.
Facilities
Facilities planned include 24-hour security, parking lot, optional second parking lot, indoor badminton court, squash court, wading pool, jacuzzi, sauna, gym, lounge, viewing deck, smart-card access and landscaped garden.
Location
Shineville Park Condominium is 5 km from Magazine Circus. It is of ideal distance for high-income individuals working in the city. However, the condominiums are located at the fringes of a highly congested neighbourhood, so going to work and back may require wadding through rush-hour traffic.
Traffic
Traffic along Lebuhraya Thean Teik is extremely heavy duing rush hour. The same is true with Lorong Batu Lanchang, which badly needs to be widened. If that and a flyover can be constructed to link Lebuhraya Thean Teik with Lorong Batu Lanchang, this will ease the traffic situation somewhat.
Public Transport
At present, no public bus route passes along this stretch of Lebuhraya Thean Teik, so having your own transport is necessary.
Amenities
The nearest petrol stations include the Petronas and Shell along Jalan Angsana, and the Caltex at the far end of Lebuhraya Thean Teik. The nearest schools include SJK Sin Kang, SK Ayer Itam, SMK Air Itam, Sekolah Menengah Teknik Batu Lanchang, SMK George Town and SK Batu Lanchang. The nearest market is the Bandar Baru Farlim Market at Medan Angsana. The nearest shopping centre are Sunshine Farlim and Econsave. The nearest hospital is Lam Wah Ee Hospital.
