Real Estate Review: E-Park Condominium, Batu Uban
is a condominium in Batu Uban
, Penang. Completed in 1996, it comprises three 27-storey blocks on freehold tenure. Each 3-bedroom 2-bathroom condo unit has a built-up area of between 800 to 1,100 square feet. The maintenance fee is RM120 per month.

in Sungai Dua
; and Kwang Hwa Primary School and Shih Chung (Primary) Branch School in Sungai Nibong
. The nearest market from Batu Uban is at Lip Sin. The nearest shopping mall is Queensbay Mall
. The nearest hypermarkets are Tesco Extra
and Tesco Penang
, both about the same distance away. The nearest petrol station

and Lam Wah Ee Hospital
are both about equal distance away.
E-Park is in Batu Uban, which is like an island surrounded by major roads. Due to the high density and inadequate parking space, many tenants of neighbouring blocks park their vehicles along the roadside outside their condominium. Nevertheless traffic is smooth except during the evening rush hour, when traffic congestion from the Penang Bridge
often spill onto the two aforementioned major roads.
